The landscaping budget is underfunded, so it was decided to reallocate $1000 from the fence maintenance budget to the landscape budget. In addition, the landscape budget was increased by $2500 to $8500 in order to cover landscaping costs through the calendar year. Current cost of landscaping is $695.00/month or $8340/year
One homeowner owes $75 for 2023. They have been notified. Otherwise, all homeowners are paid in full for 2023.
Landscaping report
Due to the cost of landscaping, Jean will ask Living Edge if they can reduce their costs, and Joe will approach his personal gardener to see if they want to make a bid for the job.
Old Business
- Jean approached the city about installing a doggie bag station at the trail head at Camino del Prado/Arroyo Chamisos and is waiting for their final response.
- The damaged utility box at 2314 Camino del Prado has been repaired
- According to our covenants, cars parked on property rather than in driveways or in street are outside the authority of the HOA and should be dealt with by individual homeowners.
- The fence at 2328 Camino del Prado is not in violation of any covenants. The land on that property sits at a slightly higher elevation that the adjacent property, so it may appear to be taller than 6 feet, but it is not.
- Regarding the Arroyo de los Chamisos crossing/Richards Ave. Ext. project, the city has agreed to do a preliminary traffic study when the project begins and another after it has been completed.
New Business
- It was decided not to update the website with information about neighborhood events, but that information may be sent as an email to homeowners.
- The HOA will post no trespassing signs on the common area between 3321 and 3317 Vista del Prado Ct. because a family on Cielo Vista Corte (including two children) are regularly scaling the wall and trespassing on HOA common land as well as two homeowner properties. Additionally, a letter has been drafted to alert those persons that they are violating the law. It will be delivered via certified mail as soon as we have ascertained the correct address.
- The VdP homeowners website will no longer have any information regarding homes for sale/recent sales.
