  1. Introductions shared and agenda approved
  2. Old Business
    1. It was decided not to pursue installing a doggie bag station as there is one not far from the entrance to the bike trail
    2. The loud car in the Vista del Prado Court area continues to be presence, albeit less frequently. It’s difficult to enforce the ordinance as it allows for the noise up to 11:30 pm and requires the police actually witnessing the activity. If it continues, Lauren will speak to the family.
    3. Reminder regarding Arroyo de los Chamisos crossing/Richards Ave. Ext.: the city has agreed to do a preliminary traffic study when the project begins and another after it has been completed.
    4. There has been only one violation of the no trespassing signs in the past month or so.
    5. The issue around parking on lawns rather than driveways has been resolved.
  3. New Business
    1. Financial report
      1. Financials: Current balance: $11,187.91
        1. Living Edge Landscaping company will be paid $695 per month, March – October 2024.
        2. It was decided to increase the landscaping budget to $6500/year.
        3. Joe Casillas will supervise snow removal around the mailboxes during the winter months.
        4. It was decided to increase the miscellaneous budget from $100 to $250.
        5. It was moved and unanimously passed to raise the annual dues to $250.
      2. Process of assessing/collecting dues.
        1. A few homeowners are always late and require a lot of time and energy with follow-up letters, emails and phone calls.
        2. To simplify the processing of checks, homeowners will now be able to send checks to Joanna Anaya’s home address.
        3. It is difficult to know who new homeowners are because the title company does not always provide that information. Vivian Nelson, homeowner and realtor, agreed to report ownership changes with name and contact info.

    3. Requests from members
      1. We will send out a contact information list to homeowners with name and address (both of which are on public record) on it, and then allow the homeowner to choose whether to include email and phone. The list will then be made available to the community.
      2. The fence issue at 2336 Camino del Prado will be addressed in March when landscapers return.
      3. Owners have found that the best way to handle tree limbs that overhang fence lines is to speak directly with the neighbor.
      4. The request to build a carport in owners’ front yard needs to be brought to the architectural committee for consideration with accompanying architectural plans.
