Meeting minutes from July 8, 2021 approved.

Committee Reports

Joanna reported that the owner at 2319 Camino del Prado still has not paid the annual dues for the last two years. Susanne and Joanna have made multiple attempts to contact the owner.     The board also discussed the issue of a tall, dead tree in the front yard; this dead tree poses potential harm to people or property. A motion was made to send a certified letter as the last attempt to collect unpaid dues, before filing a lien on the property. Another letter will also be sent to the same homeowner at 2319 Camino del Prado regarding the dead tree that needs     to be removed. The motion was approved.

Susanne reported that all small, baby elms tree need to be removed from the common areas. There is a need to emphasize to Clemens that they need to switch between all six common areas when they visit and not only attend to the main, bigger common area around the parking lot/mailboxes.

Old Business

The weeds at 2352 Camino del Prado were removed to some degree. The board was informed by the management company that the tenant will be leaving at the end of the month. The car that has been parked at that address without a license plate should be gone.

New Business

The board agreed that when receiving time sensitive emails from Susanne, the response time will be three days. Once a majority has responded (5/7 members), there is no need to wait for all the members to vote or agree upon the matter.

There was a complaint about a neighbor repairing cars in the common area. It has not been noticed by any of the board members. It was agreed to keep an eye on such activity.
